Following the death of Awaah Ishak from mould exposure in his Rochdale home in 2020, the government announced a new law to require social housing providers to address damp and mould issues within certain limits.

Awaah's Law: This law is part of social Housing (Regulation) Act 2023, which received Royal assent on July 20, 2023. The law requires landlords to:

  • Investigate issues within 14 DAYS

  • Start repairs within a further 7 DAYS

  • Make emergency repairs within 24 HOURS​

 

Awaah's father, Faisal Abdullah, campaigned for the law to prevent other families from experiencing the same pain. He said he hoped the law would "protect other people who might be in the same situation".

WHAT WE DO FOR YOU!

Our surveyor will carry out a free inspection of the interior of your home looking for issues relating to condensation, damp and mould. 

​

  • The surveyor will use a range of tools to calculate internal readings such as humidity, temperature and dew point. A moisture meter is also used to aid diagnosis and provide physical evidence to the report. Moisture profile readings on internal wall surfaces are used to aid in the assessment of rising or penetrating dampness.

  • A thermal imaging camera can also be used during a survey to identify cold spots and cold bridging. These are used to detect differences in temperature on surfaces, making them useful to understand the accumulation of condensation and mould in properties, and what might be causing it.

  • The surveyor will then create an easy to understand report based on the findings from the visit, backed by photographic evidence, showcasing any issues and potential solutions.
